Inventory levels by price band, average days on market, and the share of listings taking a price reduction. Those three tell you more about negotiating position than any headline.

• Luxury and acreage sit longer and negotiate more

What it means for you

If you're buying, the leverage lives above the median. If you're selling, pricing correctly in the first ten days still matters more than anything else you do.
